It all looks fine, however I am not sure about the insurance clauses (3.3 & 4.12). On the face of it they look reasonable, but then to the best of my knowledge our building is insured based on square footage of the entire building cost of rebuild to same standard based on the cost per square foot in this area. So any variation in the internal makeup of individual flats was not taken into account before, instead the premium is equally shared between the Shareholders simply based on the number of shares they hold. Since the new owner of Flat 5 is also a Shareholder in the Freehold company, we should treat them as we do with other Shareholders, I think? Also, if we did share the premium in unequal shares, then it will create a precedence. For example, at current the flats in 175 are bigger than the flats in 177, and some flats have a garden and some have one or two balconies while others don't, etc. <span style="font-size: 12pt;">I can understand the new owner covering any short term premium increase due to the works (if that happens), but not sure about (potentially) sharing the annual premium differently from how we do now.
